Commercial mortgages
Commercial mortgages for owner-occupiers and investors
A commercial mortgage is a long-term loan secured against business property. Owning your premises can lower long-term costs, give you control over the building and build an asset for the business.
- Owner-occupied: buy the premises your business trades from
- Commercial investment: buy property let to business tenants
- Semi-commercial: mixed-use property, such as shops with flats above
- Refinancing: move to better terms or release equity for the business
Lenders look at the property, your trading history and accounts, the deposit and affordability. Commercial mortgages usually need a larger deposit than residential ones.
Buy-to-let
Limited company buy-to-let mortgages
Many landlords now buy and hold rental property through a limited company or a special purpose vehicle (SPV). We work with lenders who specialise in limited company buy-to-let, including portfolio landlords.
- Purchases and remortgages in a limited company or SPV
- Single lets, HMOs and multi-unit blocks, subject to lender criteria
- Portfolio landlords with several properties
- Lending assessed mainly on the expected rental income
Your accountant can advise whether a limited company structure suits you. We don’t give tax advice.

Bridging loans
Bridging loans for business and investment property
A bridging loan is short-term finance secured against property, usually for a few months up to around two years. It’s designed to be repaid from a sale or from longer-term finance, so a clear exit plan is essential.
Move quickly
Complete auction purchases and time-sensitive deals faster than a standard mortgage usually allows.
Refurbish & develop
Fund the purchase and refurbishment of property that isn’t yet mortgageable, then refinance onto a term loan.
Bridge the gap
Release funds from one property before another sale or refinance completes.
Bridging loans cost more than long-term borrowing and interest is often rolled up or retained. If your exit doesn’t happen on time, costs can rise quickly.
Before you apply
What lenders look at
The property’s type, location, condition and value, your experience and accounts, your deposit or equity, and for buy-to-let, the rent.
Business purposes only
We arrange property finance for businesses, limited companies and investors. We don’t arrange regulated mortgages, such as loans secured on a home you or a family member live in.
Your property is at risk
Your property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

Commercial Property Finance FAQs
How much deposit do I need for a commercial mortgage?
It depends on the property, your business and the lender. Commercial mortgages usually need a larger deposit than residential ones. We’ll tell you what’s realistic for your deal.
What’s the difference between a commercial mortgage and a buy-to-let mortgage?
A commercial mortgage is secured on business or mixed-use property, such as offices, units or shops. A buy-to-let mortgage is secured on residential property you rent out, assessed mainly on the rent.
Can I get a buy-to-let mortgage through a limited company?
Yes. Many lenders offer buy-to-let mortgages to limited companies and SPVs. Your accountant can advise whether a company structure suits you.
What is a bridging loan used for?
Common uses are buying at auction, completing quickly, buying property that needs work before it can be mortgaged, and releasing funds before a sale or refinance completes.
What is an exit strategy on a bridging loan?
It’s how the loan will be repaid, usually by selling the property or refinancing onto a longer-term mortgage. Lenders need a realistic exit before they’ll lend.
Can I raise money against property I already own?
Yes, through refinancing, a bridging loan or a secured business loan. See our business loans page.
Do you arrange residential mortgages?
No. We don’t arrange mortgages on a home you or a family member live in. We focus on property finance for businesses, limited companies and investors.
Are you a lender?
No. Boost Finance is a credit broker, not a lender. Boost Asset Finance Ltd is an Appointed Representative of EFT Finance Limited, which is authorised and regulated by the Financial Conduct Authority (FRN 667290). We work with a panel of lenders to find the right finance for you.
